Due to its really spacious nature and multiple open living areas you could not have a better place to stay and enjoy gatherings with family and friends or for business trips as it affords you and your group the required space to ensure you are not spending every minute of every day with each other if you do not wish to… We are lucky enough to be the properties only second owners since it was built from Aberdeens’ famous granite in 1946. The only previous owner was the architect and son of the builder who constructed these lovely homes. His wife informed me when I purchased the house that he selected this great corner plot to be their family home as it gets sunshine in the garden for most of the day and overlooks the beautiful and tranquil Johnston Gardens from the back of the house. The conservatory and two large decking areas (which were completed as part of the landscaping of the outside areas) between them get the sun during the whole day in the summer.
Significant renovations and updating has taken place to modernise including; fully rewired, new boiler and radiator system, double glazed doors and windows throughout, new raised conservatory, kitchen/dining room extended, large multi-fuel stove, bedrooms enlarged, new ensuite and cloakrooms formed and new family bathroom installed. New 80% wool deep pile carpets throughout upstairs. And renovated the swimming pool (NOTE 1: the pool is not operational or accessible to guests).
Being at the end of a very quiet and open spaced street and at the cul-de-sac there is minimal passing traffic and only cars you see are those of our lovely neighbours. My kids grew up in this house and it is as safe a road as you could get for them to be around given the low traffic volume.

Front house: Space for 3 cars on the drive plus a single garage and free street parking.
Spacious and bright hallway; coat/shoe cupboard (also contains ironing board, brush and pan), designer radiator and beautifully designed stairs.
1st door to the right: very bright and airy lounge with ample space to relax in. There is a full double sized sofa bed in this room which is handy if there are guests who would struggle with stairs, and we also have a downstairs cloakroom toilet. Wall mounted log effect electric fire. Italian grey leather two seater recliner, tan leather two and one seaters and lovely rug. Storage cabinet with selection of books, board games, etc. Please help yourself to these during your stay.
1st door to the left, under the stairs: a cloakroom toilet with wash hand basin, extractor fan, towel radiator and wall mirror. Handy when travelling with young children or those who find stairs difficult.
Next to the left: modern, open and bright plan kitchen and dining space; opened up and extended to form an exquisite area to prepare meals with company and dine in with amazing views into the garden and over into the award winning Johnston Gardens victorian park. Solid wood dining table and chairs enabling 12 persons to be seated (two leaves can be added to take it from seating 6 to 10).
Integrated Kitchen: 50:50 fridge freezer, full size dishwasher, induction hob, oven, microwave, kettle, toaster, cafetiere. Washing machine and separate condensing drier (with detergent provided in cupboard about microwave) concealed in cupboard with iron, cleaning products/utensils in undressing cupboard. Very well equipped; range or pans, casserole dishes, etc. Dining table. Selection of tea, coffee and hot chocolate is provided. Also wall mounted TV with Freeview channels. Sonos speakers wall mounted.
The next door to the left: Projector room with lovely cosy multi-fuel stove and stock of dried logs for you to use during your stay. 3 seater brown leather sofa, large cuddle seat (can seat 2) plus black leather single seater and lovely rug). Ceiling mounted HD projector, AV equipment amp/DVD player, NOW TV stick to play Netflix, etc through and selection of DVDs/Freeview channels and built in surround sound wall speakers (which can play Sonos music system through) makes this room ideal to relax and unwind in during the evening or with the black out blinds any time of the day!
Sliding folding oak doors from the projector room leads to: The beautiful conservatory. Due elevation differences the views from the conservatory and the whole of the back of the property are lovely, looking over the landscaped garden and outwards towards Johnston Gardens.
From the conservatory double doors open onto: large raised (with safety glass filled handrails to enable clear views of garden) decked area. this is a perfect place to sit out on and appreciate the peace, quiet and ambience of the secluded garden and beautiful surroundings. Stairs then lead down to our landscaped garden where there is ample grassed area to enjoys, shrubs and plants in the rockery, etc.

1st door to right leads to: Master Bedroom (at front of house) – King size brown leather sleigh bed (all mattresses are brand new with good quality mattress protectors always fitted) and large built in mirrored sliding wardrobes. Reading lights.
Accessed from the Master Bedroom: Ensuite with separate power shower, wash hand basin and w/c. Underfloor heating supplemented by central heated towel radiator/rail.
2nd door from right from hallway: Bedroom 2 (at back of house; overlooks Johnston Gardens) – King size brown leather sleigh bed and large built in mirrored sliding wardrobes. Drawers built into the left hand side alcove Bedside table with reading lights.
3rd door from right: Family bathroom – Beautiful designer bathroom with large sunken built in oval bath surrounded by colour LED lights, separate power shower, w/c, ‘Jack and Jill’ style double wash hand basins and tubular radiator.
The fourth door from the right: Bedroom 3 (at back gable end of house; overlooks Johnston Gardens) – King size divan plus cream faux leather sofa bed (not suitable for large adult, more for a child/smaller adult!). Bedside tables and reading lights. Chest of drawers.
The fifth door from the right: Bedroom 4 (at front gable end of house; overlooks Johnston Gardens to the side): Twin pine beds.
Excellent quality brand new bedding is provided throughout and all are fitted with mattress/pillow protectors.
A travel cot with additional good quality mattress can also be provided on request. Two single airbeds can also be provided to use to take maximum capacity to 12 persons, although maximum adult capacity is recommended to be 8 persons. Please contact us with your requirements.
NOTE: Unlike many serviced accommodation we have central heating controlled by room thermostat to maintain a cosy temperature, NOT ones which switch off after 2 hours so places can get very cold when going out of the place for a few hours or every night.
Outside: Accessed from either conservatory or door from garage, spacious back garden is very secluded and private due to fence and cover from trees to Johnston Gardens. There are two decked areas and one patio area a wooden two storey children’s playhouse plus ample grassed area to play on. We also have a charcoal type BBQ which can be used by guests but please leave it the way you found it in terms of cleanliness.
A selection of tea, coffee, sugar, etc is provided. A full house manual is provided on successful booking.
The immediate neighbourhood
Ideally set in the heart of the west end, a very established yet quiet residential area but also has good amenities close by, local shops and a nice traditional local Scottish bar; the Whisky Bar which is associated to the Palm Court Hotel which shows Sky Sports events. The high end bars along Queens Road a bit more into town are also a a short walk or short bus/taxi ride from the house.
Well served by local amenities on Seafield Road which is only a few minutes walk away; great local hotel, the Palm Court including traditional Scottish local pub “The Whisky Bar” shops including a Co-op mini supermarket and a good range of buses into town.
A five minutes walk from the house is the beautiful Johnston Gardens which is a great place to stroll around for kids (there is a small play park with swings and a slide and they are able to feed the ducks) and adults alike.
The one hectare site was gifted to the City in 1936 by a resident of the street and has streams, waterfalls, ponds, rockeries and rustic bridge. The garden is planted with rhododendrons, spring bulbs, heathers and alpines. And the ponds are full of irises and home to a number of aylesbury, mallard and muscovy ducks.
